How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It is an estimate across all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Alpharetta home worth.”

Median sale price is the middle price of homes that actually sold that month. In a city of Alpharetta’s size it jumps around: Zillow’s raw figure was $750,000 in June 2026 and $695,700 in March 2026. Read the trend over several months, not one.

Days to pending counts the days from listing to an accepted offer. Alpharetta’s August figure of 64 days was nearly double July’s 33. A single month for one city can swing widely, so treat that jump with care until the next few months confirm it. Across the Atlanta metro, Zillow’s August figure was 46 days.

The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish an index for Alpharetta alone; the closest is the Atlanta-Sandy Springs-Roswell metropolitan division, which includes Fulton County. Its index rose 1.04% in the year to the second quarter of 2026. FHFA’s purchase-only index for the same division, seasonally adjusted, rose 1.42%. The index is a measure of change, not a price.

Alpharetta against the area

The typical Alpharetta home is valued at about 1.7 times the Fulton County figure of $415,115. Fulton County’s index fell faster over the year, 1.63%, than Alpharetta’s.

The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Alpharetta at $605,700. That survey asks owners what they think their home is worth and covers 2019 to 2023, so it runs below current market figures.
